Autumn Selling Tips

Regardless of when you are selling, you always want to make sure your property is displayed at its best. Here are some great tips for attracting the autumn home buyer. Clear gutters and drainage  Autumn is the time of year where your gutters will potentially start to fill up and get clogged with dead leaves. As the outside of your home is the first thing buyers will see, ensure your gutters and drains are clear and not overflowing. The same goes for swimming pools - if you have one at your property, ensure the pool is clear of dead leaves and debris before an inspection. Set the mood with lighting  As the days get shorter and the sun drops down to a lower angle, you will need to rely on your internal lighting to create a soft and warm ambience, especially if you are having late afternoon or evening inspections. Open all curtains, blinds and shutters, and use warm mellow lights from well-placed lamps to help make your place look inviting. Embrace autumn  Try styling your spaces around the season. Autumn colours, scents and accessories will help create a comfortable atmosphere, where potential buyers will be able to envisage themselves. Warmer touches are a great start, such as warm toned cushions and throws, and even seasonal flowers or autumn scented candles. Check those heating systems  As the cooler months progress you’ll want to ensure your home feels warm and cosy, not only to benefit potential buyers, but also for yourself! If you have heating systems installed (air conditioner reverse cycle, fireplace, portable heaters, etc.) check them over in Autumn to make sure they still function accordingly. If the weather is cool before an open house or inspection, put your heater on a timer so it switches on before potential buyers arrive at the property. Alternatively, if you have a fireplace and the weather calls for it, light it up before an inspection to create a cosy atmosphere, this is especially great for twilight inspections!

7 Ways To Make Your Home More Sustainable

1. Opt For Thick Curtains Sleek blinds can be quite fashionable in your home, however opting for thicker curtains can be a great energy saver by keeping rooms cooler and darker in those hot summer months. 2. Invest In Your Light bulbs There have been some great improvements in energy efficient light bulbs so not only do they use less electricity, they also don’t need to be replaced as often as regular bulbs. 3. Solar, Solar, Solar! If you’re really wanting your home to be eco-friendly, installing solar panels is an essential feature. Both environmentally and financially beneficial, solar panels are a great first step in ensuring your home is more sustainable. 4. Recycled Furniture Not only is buying recycled furniture becoming a 2022 trend, your purchase is also an incredibly thoughtful one, by saving materials that would have otherwise ended up in landfill. 5. Think Green When You Clean Some everyday cleaning products can be detrimental to the environment once they are washed down drains and go into the water supply, where a lot more energy is needed to purify the water again. Try switching to plant based cleaners or steam cleaners to disinfect and kill germs in your home! 6. Compost You can use a compost bin to discard any leftover food scraps, and over time it will turn into useful compost for your garden. 7. Low-Flow Tap Fixtures You will save more energy and water if you opt for a low-flow shower head.

Interior Trends to Make Your Home Feel Like a Sanctuary

Everything Vintage It’s becoming increasingly popular sourcing older, more traditional pieces of furniture and upcycling them, allowing you to give it new life and a touch of your personality and style. Sheer Curtains As ceilings are trending to reach new heights and windows are letting in more light, stylish sheer curtains are becoming another new trend that simply looks stunning and diffuses the light beautifully. For an instant luxury feel, floor to ceiling sheer curtains will always do the trick. Multi-functional Spaces As working from home has started to become a normal thing, people are finding more creative ways to use the spaces in their home. More than ever we’ve needed areas that can easily transition from, say, a home office to a guest bedroom, or a media room to a home gym. Beautiful Bedding Luxurious linens and stonewashed cottons are the most recent bedding trend, and beds have never looked, or felt so good. Naturally soft bamboo sheets feel great and breathable linen quilt covers instantly lift the look of your bedroom, with a relaxed yet sophisticated look. Neutral tones Earthy, natural and neutral tones are of the most popular colour palettes lately, with people opting for richer beige's and clean olive greens to give a more calming aesthetic. Darker timber flooring is also making its way to the top.

Prepare Your New Home Before Moving In

Connect Before you make the big move into your new home, you’ll want to ensure you leave enough time to connect your electricity, internet and gas (if needed). Internet can sometimes take longer than other utilities, so ensure you’re prepared well in advance. Check different providers for a great service and price in your new area (if moving to a whole new location), and get in contact with them weeks before the move. Do a Deep Clean If possible, consider doing a deep clean or professional clean on your new abode before you move in (if it hasn’t been done already). Cleaning an empty house is far easier than cleaning with your furniture, pets and children - take the opportunity to do this in advance. Focus on key areas like the kitchen, bathroom, window coverings and any appliances left from the previous owner (dishwasher, oven, etc.). Think About Your Layout Knowing where your furniture and other items will go prior to moving day will be a huge help to you. You can refer to real estate photos or floor-plans of your new property to get an idea of what rooms and spaces your furniture will fit into. Here at Hillsea Real Estate we offer 3D virtual tours of our properties, so you can use these virtual tours after your purchase to gain a better idea of your layout and floor-plan. Once you’ve decided on your items location, relay this to your removalists and write clearly on each box for a smoother transition on moving day. Declutter By decluttering before a move you will reduce the amount of time spent packing and money spent transporting on the day. Ideally, you should consider de-cluttering months before moving day - the moment you start house hunting is a good place to start, that way you’ll be more than prepared for when the time comes to move. Change Your Address Changing your address may seem like an obvious task but it is also often overlooked, and weeks later you’re wondering why your mail isn’t getting delivered. Changing your address can easily be done a couple of weeks in advance, and is as simple as going into your local post office to redirect all of your mail. If you want to save some money you can contact each organisation/company individually - but note that this may take some extra time. Organise Your Moving Boxes To be extra prepared for the big day it’s a good idea to start grabbing all of your moving day essentials ahead of time. Head to your local storage or hardware store to get your boxes, packing tape, bubble wrap and any other items you may need. You can then start organising your boxes into rooms, labelling them and even packing your non-essentials. Come moving day the most time consuming tasks are complete, so you’re only left with packing essential items and moving the boxes. If you have young kids or pets, consider having a family member or friend look after them on the moving day. The chaos of moving can be emotionally stressful for children and pets, so ensure you have a plan for them on the day. When arriving at your new home with your pets, surround them with familiar toys and smells, so they can start to settle into their new abode.
